FirstService Residential Community Manager in Natick, Massachusetts

Primary Responsibilities:

• Operational Management: Oversee and administer day-to-day operations of the

apartment management business, ensuring efficient management and high resident

satisfaction.

• Communication: Maintain regular, transparent communication

with community owners and other stakeholders to ensure alignment and

responsiveness to their needs.

Qualifications:

• Education: Bachelor’s degree in Business Administration, Real Estate, or related

field preferred.

• Experience: At least 3-5 years of experience in property management, with proven

success in managing multifamily residential properties.

• Skills: Strong leadership, financial acumen, and organizational skills. Excellent

communication and interpersonal skills are essential. A valid driver’s license is

required.

• Certifications: Property management certification is highly desirable or

commitment to professional development, aiming to obtain designations such as

CPM, PCAM, ARM, or AMS.

• Technical Skills: Proficiency in property management software and Microsoft

Office Suite. Experience with financial software and tenant management systems is

preferred.

Duties and Responsibilities:

General:

• Ensure adherence to company policies and procedures.

• Understand and enforce lease agreements, community rules, and the legal

requirements as per State laws.

• Provide exemplary customer service and maintain effective communication with

team members, residents, and property owners.

• Manage building systems and respond to after-hours emergencies.

• Prepare and submit regular reports to corporate and regional offices.

• Oversee office and maintenance staff, ensuring optimal performance and

compliance with standards.

Fiscal:

• Assist in the preparation of the annual budget and manage its daily implementation.

• Conduct financial management, record-keeping, and regular meetings with property

owners to discuss financial performance.

• Oversee leasing, rent collection, and the eviction process as necessary.

• Manage invoices, ensure timely payments, and oversee capital projects and property

improvements.

Physical:

• Develop and manage specifications for all community services such as landscaping,

snow removal, and trash collection.

• Conduct the bid process, evaluate proposals, and make recommendations to

property owners.

• Negotiate and manage community contracts with routine service providers.

• Conduct regular property inspections to ensure compliance with standards and

owner expectations.

Administration:

• Maintain all property files, records, and correspondence in accordance with

company standards and legal requirements.

• Coordinate activities with community professionals like attorneys and engineers.

• Ensure adequate insurance coverage and manage renter communications

effectively.

Community Relations:

• Keep the community informed about activities and updates using the property

management software.

• Respond promptly to resident inquiries and provide necessary assistance or

direction.

Physical Requirements:

• Capable of working extended hours, including evenings, weekends, and holidays as

necessary.

• Able to perform physical activities such as lifting up to 25 lbs, climbing stairs, and

maneuvering in confined spaces.

Environmental Requirements:

• Manage multiple tasks with frequent interruptions while maintaining effectiveness

under stress and in adversarial conditions.

Compensation:

•$70,000 - $75,000/ annually
